Hello! My partner and I will be visiting Colorado/Wyoming May 25-29. We are both remote workers and hoping to get a better understanding of some local markets such as Pueblo, Co and potentially surrounding areas preferably more west. Looking to house hack. It seems Pueblo has some house hacking opportunities with good prices however this may be reflective of the area but unsure. We'll also be taking a drive through Wyoming visiting a couple of different areas (Cheyenne, Casper, Riverton) that interest us there as well. Any feedback or advice is appreciated!

Hello everyone!👋

I'm currently located in Las Vegas Nevada but looking to possibly relocate to West Michigan area or more specifically Muskegon. I bought an investment property in Muskegon a couple years back but was not very knowledgeable and end up selling it. However I've wanted to get back into the area after seeing how much it has grown and still is. Price points are still looking good but unsure how rents are doing compared to this. The first property was a long term investment but I have a lot more flexibility now and am strongly considering moving there to house hack and potentially start building a portfolio. Any advice or guidance is appreciated!

@Caroline Gerardo Thanks for the reply. So the main house was a 2bed 1 bath and the addition is a 1bed 1 bath. The county records show the added square footage of the other unit but the listing agent says the unit wasn't permitted. I'm trying to confirm what exactly was and wasn't permitted in the addition with the county and waiting for a reply from them. The loan type is FHA. The unit was done really good and everything looks up to code. Would have never even thought it wasn't permitted until we looked further into it. Seller isn't going to go through the process of getting a permit.

Not sure if this is dependent on location but I have a property I want to buy that is a single family and has been split into 2 units unpermitted. Both units have a full kitchen. I need the property itself to be considered single family for the loan purpose. I've had others say that if I take the stove out of the unpermitted kitchen then it'll be considered a kitchenette and the whole building will be considered a single family home. I would imagine because the second kitchen wasn't permitted to begin with that they wouldn't count it but have heard from others that they will count it as a second unit anyway because of the stove and kitchen overall. The appraiser will have the say on what it is and isn't so ideally would appreciate any feedback from an appraiser specifically or anyone who has any knowledge! Thanks!
