Buying direct to Owner in Texas

Hello BP's

What is the process to buy a property direct from owner in TX? 

I have purchased several properties using RE agent, but now I am looking to buy direct from owner, should I use the Texas regular contract?
"ONE TO FOUR FAMILY RESIDENTIAL CONTRACT (RESALE)" - Regular form
And then call the Title company and inform the intent of purchase?

Yes, you are on the right path.  Finding the property and negotiating a price that works for both you and the owner is the difficult part.  For the contract, just like you say, I'd use the TREC contract, then open escrow with a title company.
