Got response to direct mail. Now what?

Hello BP peeps. This is the fist time I sent out direct mail to run down houses. I never flipped a house, but I want to and I want to actually keep this one as my primary home for years at least. I got an interested fellow responded to one of my letters and now I need advice. I was not expecting to get one so quick. I also dont want to screw this up because I LOVE this house and location! I am prepared to ask my agent to help me if/when... but what I need the biggest advice on is what do you say on your first call? I want them to suggest a price at first, which probably will be much higher than I can afford. Also, how much details should I discuss on a first call? Any and all advice is appreciated. :)
