I'm wondering if you can still make decent profit with rehab projects with real estate prices so high and construction material prices so ridiculously high. I've looked at a few properties recently where I was told the property is selling at a good price, but once the contractor gave the estimates all the potential equaty was gone. Maybe I just didn't find the one, but wondering if it's just not the right time for a non-pro.

Hello BP peeps. This is the fist time I sent out direct mail to run down houses. I never flipped a house, but I want to and I want to actually keep this one as my primary home for years at least. I got an interested fellow responded to one of my letters and now I need advice. I was not expecting to get one so quick. I also dont want to screw this up because I LOVE this house and location! I am prepared to ask my agent to help me if/when... but what I need the biggest advice on is what do you say on your first call? I want them to suggest a price at first, which probably will be much higher than I can afford. Also, how much details should I discuss on a first call? Any and all advice is appreciated. :)

I am wondering how many R.E. Investors here are using Mortgage Brokers and if they worth it. I am new, but kind of leaning towards using one. Any advice, recommendation?

@Esteban Jimenez Hi. I'm new and learning, so I spend hours here on the weekends. Less during the week. There is SOOOOOO much good info here I want to soak up. 😊
