No money down commercial purchase

I have found a off market commercial property that I have an opportunity to purchase. the property includes a lease of the first floor which is medical rehibition center. the floor above has to apartments that need renovated. building also has a storage warehouse area built onto the rear.

  Tomorrow I'm going to pitch to my loan officer a plan to buy this building 20-25% under market value and use that potential equity as a down payment. Has anyone had any experience doing something like this? As far as the no money down exaction plan?

Tips and recommendations welcomed.
