water seepage, how big of a deal it is?

Hi, I live in the greater Boston area and the housing price here has gone through the roof these days. I was thinking about purchasing a two-family house (with one unit rented out) in order to afford a place in a good school district. The two-family I am currently interested in is in a good location. However, the house is old and has water seepage in the basement during rain. I was wondering how big of a deal water seepage is and if we are still interested in pursuing, how should we get started in making sure we can make an informed decision in purchasing or not for this property. For example, should we do a separate mold inspection and foundation inspection? Should we get a quote for repair from contractors?

Basement waterproofing can cost few thousand dollars for the french drain, the sump pump installation and the drainage membrane.
