Is this Tenant a Licensed barber (check the internet)? Does the Tenant have business and renters insurance? Does your local board of health, building and zoning departments allow hair salon businesses to be run out of private homes?  Not to mention hair salons clog drains on a frequent basis.  The board of health licenses barbers and beauticians. You may want to put a stop to this before you get dragged into litigation.

The heat pipes will freeze and burst if the heat is not left on.  That will cause major damage to Landlord's property. Is Tenant responsible for paying the utility (heat) bill?  Could that be why the Tenant is keeping the heat off?

In order to prevent Tenants from "nickel and dime-ing" you to death, your Leases should state "Tenant is responsible for first $xxx.xx of incidental repairs."  And never put carpet in a rental.  Nowadays Tenants all whine about having allergies, carpet is dirty, etc.  Remove the carpet and put down LVT planks.  Looks nicer, is much easier to maintain and keep clean.

My husband was a licensed Master Plumber. Our properties are in assorted LLC's and an S-Corp. I have lots of insurance on each property, plus Umbrella Policies and Workers Comp.

I grow my portfolio by acquiring properties within a 45 minute radius of my home.  That way I can drive by the properties on a regular basis and keep an eye on them.

Use a free Google Phone Number for Leasing and Marketing your rentals.  I don't give out my real cell phone number.

No need to hide your real identity to the tenants, unless you are doing something nefarious.

Just let this Tenant go.  It's not worth the aggravation.  No HVAC unit can keep up with such an extreme heat wave.  Unfortunately that Tenant will have to buy a house of their own and then they will understand.  In the interim you MUST get rid of them.

This whole situation makes no sense. A pipe burst and no one saw the water leak until the property was destroyed? Regardless of the insurance delays, Landlord must get this damage fixed immediately. How long does Landlord intend on letting this situation continue? Just fix it, even if you need to take out a loan. Get it fixed!
