1031 construction/ repair/ build exchange help

Hey BP's,

We are in contact to sell condo #1 in NY, fully depreciated. We are entering into contract to buy condo #2, in FL. Closing dates will be on about the same day, conveniently. Using round numbers, sale price is $445k, purchase price is $385k. We intend to gut the kitchen and two baths, tear down a partial wall and carpets in condo #2. Work will be divided among contractors. 

We intend to use and optimize the 1031 exchange benefit, and with the sale/purchase price, we don't. We determined we can delay capital gains on the $60k difference with a construction exchange but not too familiar with how that works, specifically. Are there any IE who can step in and guide us, and close this deal within the next 6 weeks?
