Pre-sell a flip for price protection

I have two homes I’m renovating in a very hot market of East Dallas. I’d like to pre-sell homes before I am done with renovations... drywall and cabinets / tile to be done soon. Basically lock in profits if there’s a turn in the market.

Any ideas on how to protect myself like a “nonrefundable deposit” vs. earnest money. 

I have pre-sold homes before and I was on the hook making changes, blue tape to death until closing/funding day.
