It might be a little more complicated. I bought the lot and started building the home in late 2019. I moved in in March 2020. I want to sell and avoid at least $500,000 of capital gains. So we’ve only lived in the home for about a year and a half but I’ve owned a lot for over two years. I think I half to wait until the for two years to avoid taxes.

I have two homes I’m renovating in a very hot market of East Dallas. I’d like to pre-sell homes before I am done with renovations... drywall and cabinets / tile to be done soon. Basically lock in profits if there’s a turn in the market.

Any ideas on how to protect myself like a “nonrefundable deposit” vs. earnest money. 

I have pre-sold homes before and I was on the hook making changes, blue tape to death until closing/funding day.

Hi all,

I just bought a high end,

 Victorian near downtown McKinney, TX.  It is a 125 year old, 5000sqft 

exquisite home on an acre.

The trim wood (not painted) is awesome and original for this home.  They had "fabric" over the shiplap.  I'm trying not to take out the original trim and am thinking about 1/4 inch drywall.

Also, the shiplap walls are not perfectly flush...so I'm expecting a bunch of floating of mud. 

I'm looking for tips and suggestions on 1/4inch drywall or plaster (heavy) or other ?
