Investing in North Brewerytown neighborhood of Philly

Hi all! We are looking to buy our first triplex in North Brewerytown- a neighborhood of Philly. Specifically, the building is by the corner of Ridge Ave and W Glenwood so pretty much as north as you can go for Brewerytown. We are confident that the hustle and bustle of Brewerytown will creep up towards us eventually, and in a couple of years, this property will be worth tons. The price of the building is a good deal but the units are all small (500-600 sq ft) and the area hasn’t quite appreciated yet so we are concerned with finding tenants. Any local professionals who can advise on the market in this area and/or the rental market? Thanks!

That's not Brewerytown, you're well out of the boundaries for Brewerytown. You're also across from a very old and rundown public housing project. I don't think you can extrapolate out rent numbers for Brewerytown up that far, it's just a whole different animal. If your agent is trying to sell you that and calling it Brewerytown, you need a new agent. They are either inexperienced or potentially not looking out for your best interests.
