Industrial industrial investment investment.

Purchase price: $4,700,000
Cash invested: $50,000

72 Units of Small Bays in the Margate and Lake Worth Area in FL. NOI on Acquisition 246K and post two months after acquisition NOI 406K for an increase of 2.4 Million.

What made you interested in investing in this type of deal?

This is the type of investments which are pandemic resist and important for the supply chain. The production of goods and services is vastly important. After being a large investor over years in Railroad companies, i understood the importance of industrial related investment vehicles. These are the sectors which makes America function. It was a no brainer from that point.

How did you find this deal and how did you negotiate it?

I found it with the Capital Firm in which I presently work with in the FL area.

How did you finance this deal?

Cash

How did you add value to the deal?

I work as the Deal Director "Acquisition Manager" creating deal flow for our purchases and help expand our network of realtors which help funnel deals into our system.

What was the outcome?

The outcome was a major increase in NOI and higher returns on IRR and Cash flow than our projected estimations.

Lessons learned? Challenges?

Always seek out networks and never be to scared to risk it all for an opportunity.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I worked only with the capital firm.

I'm just looking for some information and local investors for the area of Montrose, currently under contract for a multi unit in the area. I'm completely new to Houston TX, just looking for any valuable information. Information about STR, LTR and anything other aspect of REI.

I will be working with a Real Estate Acquisitions team looking to buy Warehouses. Does anyone have any pointers or can point me in the right direction of resourceful information. I have conducted online research but most information is directed towards residential properties, I have found the information useful. I'm just searching for more related information, I will have to cold call warehouse owners, which seems slightly different. Also assistance with lead generation, closing and etc would be very much appreciated. I purchased Propstream to assist but looking for any Bigger Pocket tools and anything else.

WOW This type of method sounds like it delivers good results. I'm currently working for an investment firm. They are providing me with an opportunity to work with them and be apart of the team. They currently have me in the acquisition department, the owners are wanting me to bring them solid deals for commercial properties. I'm learning all of this on the fly and from the internet. I love your approach and passion for what you do. Any pointers will help, books and etc. 

I also started with a house hack in the DC area for my first property. I utilized my VA Loan and then placed the property on the DCHRA program and received great returns from the voucher program. Especially in the high rent approved area like Shaw.

I'm currently performing due diligence on a multi unit 3BD's each unit in Dallas in the 75229 zip code. If anyone has any information about the area, I would greatly appreciate it. The property is on Rickshaw Drive. Again any information will be great, the area seems to have pockets but the Dallas seems to be less safer than San Antonio or Austin. Any information from the pros and cons will be of great assistance.

I'm currently under contract for an investment property multi unit in Tobin Hills. I'm new to the area and wanted to know any information about the area. The cons and pros of the area and future potential. The investment property is 1BD's and 2BD's. Again any information about the macro economics and potential of the area will be greatly appreciated. 
Lastly if any dangers, from ADT Crime map I found San Antonio to be a bit more safer than Dallas and Houston.

To your post: I have been heavily focused on the TX market great macro economics and great deals off market. The south is the place for massive gains and growth. As Dave stated the market current gains reside in improve/add. I have even seen prices sore in Foreclosure/auctions. I recently attended a Baltimore outdoor auction via virtually from Tel-Aviv and even the opening and closing bids were extremely high for the Bmore Auction market.

Yes I will be in the whole each month but this will be my primary residence, I will actually live here. Plus I'm a veteran with disability and pay zero property tax for my primary residence, this helps my numbers big time. So basically 2k per month for my expenses, PITI and some expense are paid for from the rented units, plus rents can be increased by at least 300USD each. (Yes Sir Appreciation play) My next second (vacation home) will be a cash flow play, already have the property lined up. 850K with 8.6K in monthly rentals
