@Naomi - We completed that webinar last week. Today I received an email for the replay of the webinar where we discussed the book and did a Q&A session. I believe a new book will be announced soon for March. I found out about the book club from the podcast. I know it's a new thing so maybe they are working out how they want it to actually flow.

I want to rent the house. I’m going to look into the ballon payment option. I will have to do more research on that.

Homes are paid off. And I will definitely present an option on the additional homes they have as well.

Are you suggesting go with the cash option? 

Wouldn’t they have to pay capital gains on the sale?

I found a deal with an older couple that owns several rental properties. They are looking to sell all properties as they become vacant. They are ready to sell the first available property however they do not want to use seller financing because of their age. 

What are some seller financing options I can present to close this deal that would benefit both myself and the seller. 

The seller is asking $125K for the property. House needs about $5,000 in repairs. I have the cash to purchase the property without financing but I would like to go the seller financing route.
