BRRRR with Septic Problems

My business partner @Christopher Hertsch and I just bought our 2nd BRRRR in the Richmond, VA area. It was tough to find a good deal in the current market so we decided to try our first foreclosure from the courthouse steps. What seemed liked a great deal quickly changed after just finding out the existing septic system has to be replaced with an alternative system, which is going to cost $25,000 to $30,000. Originally, we figured we would gamble since there was no inspection and thought worst case scenario would be around $8,000 to replace it. We were way off. We always said we would never buy a property with a septic system but didn't stick to it on this one. Does anyone else have any similar stories or advice? Or do you just pass on anything with septic that you can't fully inspect before purchase?
