Post: BRRRR with Septic Problems

My business partner @Christopher Hertsch and I just bought our 2nd BRRRR in the Richmond, VA area. It was tough to find a good deal in the current market so we decided to try our first foreclosure from the courthouse steps. What seemed liked a great deal quickly changed after just finding out the existing septic system has to be replaced with an alternative system, which is going to cost $25,000 to $30,000. Originally, we figured we would gamble since there was no inspection and thought worst case scenario would be around $8,000 to replace it. We were way off. We always said we would never buy a property with a septic system but didn't stick to it on this one. Does anyone else have any similar stories or advice? Or do you just pass on anything with septic that you can't fully inspect before purchase?

Yes, the room layout was something we didn't even really think about too much when we first looked at the house.  We have gone back and forth a bunch of times on what to do but the layout attached is what we are thinking the plan will be.  Our only concern is that the new living room space is pretty narrow but that would create an open floor plan and give all bedrooms and the bathroom access to the main part of the house.  We are almost done replacing all of the sub floors so we will have to make a final decision soon.  We are on budget only because we have done everything but the roof ourselves so far but only time will tell.  We are shooting for a completion date of May 31st.  Keep in touch and I'll let you know how it turns out.

I really like your goal too, 3-5 BRRRRs a year could result in some serious wealth in just a few years. I definetly feel you on the "might have paid too much" feeling. But all the lessons we are soaking out of the first BRRRR are 1,000% ROI if we do the second deal.

My wife and I are actually in a pretty similar position where we're looking for a decent volume of BRRRR's in addition to our 9-5 jobs. We're in an especially similar position because we too paid a little more for a house than what truly worked to get a good BRRRR. This market definitely makes it tough unless you've got a strong lead funnel. BRRRR's from the MLS are true unicorns.

My best advice I can give from my limited experience is to also always run numbers on a possible flip as an exit strategy if leaving money in the deal means you're going to lose velocity. Thankfully, Flips & BRRRRs have a lot of the same initial steps and so targeting one doesn't make the other impossible (or even difficult). 

I've found some great handymen/contractors and am aggressively researching hard money lenders and BRRRR friendly refinancing. Happy to be a resource however I can be.

PS: @Stephen Gloverwas the first person I ever talked to in the area that was into REI. He's your guy for all things BRRRR and property management. I'm looking forward to attending Taylor's meetups one of these days, I have heard great things.

Yes, small world, and thank you for your business at A-1 Door. Ours wasn't listed on MLS but was on Zillow fsbo. We are trying to start getting the pieces in place now for a lead funnel so by the time we finish the rehab on this one, we can find another quickly. I am giving investor carrot a try (River City Home Buyers Website) and handling the seo myself since I have a little bit of experience with seo and adwords from managing it at A-1 Door.  We also may try some direct mail marketing to see how that works. Something we don't have currenlty is a network of contractors/handymen so I will definitely reach out to you and appreciate the offer.  Yes, the first person I met with after purchasing the property was @Stephen Glover and he was super helpful.  I'll see you soon at one of the meetups!

I learned the exact same lesson as you the hard way so I'm on the hunt for much better deals too. I found it helps to have it in your back pocket that you could always do more of the work, it is not ideal, but I found it really helped get my confidence over the hump to get a deal. Hello, I am a new investor in Richmond, VA. My business partner Chris Hertsch and I are co-owners of a local garage door business, A-1 Door Company. We originally were interested in getting into real estate investing because of our background in construction and a few good connections we have through the garage door business. We decided to jump in this past December and purchase our first property that we plan to BRRRR. We probably paid a little bit too much for it but we were excited to get started and are trying to handle the majority of the rehab ourselves to make up the difference. It has been a great learning experience so far but has been tough since we both have wives and small children and are working on the house on nights and weekends. It has definitely taught us a lesson and from here on out we will make sure we get a good enough deal so that we can to pay other people to fix it. Our plan right now is to BRRRR 3-5 properties per year as a side gig while still running the garage door business full time. We look forward to learning as much as possible on Bigger Pockets and hope to network with other investors, contractors, and property managers in the BP community.
