What would you do with 60k

Hey everyone hope you guys are staying safe and healthy! I was just wondering what you would do with 60k or what you would recommend I do with about 60k. This would be my first investment property, but i'm wondering if it would be better to purchase a property all cash and find a rental property for about that price or use the 60k as  a down payment. Obviously it depends on the property and numbers but I would love to hear what you would do.

@Justin Shabanian I would find a multifamily property and then househack. You could significantly lower or even remove your housing costs all together.
