Are they currently renting or do they own? If they are currently renting use their rental history to add more credibility when they apply for places. Also, be sure to explain the situation to the property manager or owner, no credit is better than bad credit so don't let it discourage you too much.

Finding and funding deals is a good book, where you learn how to implement such strategies and confidently present them to the seller. They are all possible in Ohio with the right relationship with the seller, I have seen them all done successfully.

James is right, here in Ohio we have programs that allow for 0% down for an owner-occupant property. Reach out to a realtor here on bigger pockets in your area and they are likely to have some good options for you!

If you have the extra time, I recommend spending some time calling owners around your area. That is how you are going to get the best deal. If not, find an investor-friendly realtor who owns and has bought off-market properties themself.

I would highly suggest that would you find a mentor who has done it before, it will save you a lot of time, headache, and money. Furthermore, I highly recommend partnering on your first deal.

Reach out to a lender in the area you would like to buy in and get a pre-approval letter. Are you buying to flip or rent?
