Midland/Odessa good time to buy??

New investor just relocated to Midland Tx. I am currently buying a house to fix up while I live in it but would like to try the BRRRR method on another house here as well. Has anyone in the Permian Basin area had luck BRRRR'ing with the downturn of the economy? This is a unique market here it seems. Any advice?
