Hey BP,

I'm in need of a tax planner/advisor for my current and future endeavors to help with write offs and proper allocations of my funds etc.. that will benefit me. I currently have an S Corp (50/50) with my wife and an LLC (50/50) with a business Partner. Thanks in advance friends.

 Your Bio says you flip in Lobbock so I checked that out and found it on Wayne Ave, I believe. Looks nice.

It lacks "warmth". People look online first so there needs to be something to draw them in. Add some flowers, art work, color in the kichen, some items of interest. Right now it probably is a large echoing living room. Renting furniture to stage is a bit expensive so that's not always feasable, but books on the shelves, you can hange sheets on curtain rods to add color, that sort of thing.

 @Account Closed My target buyers would seem to be a mature family and yes it is the house on Wayne. My agent wanted me to do some staging but the cost was a factor since I;m in it pretty deep. I like the idea of minor staging to attract some visual aspect to the rooms. I need to do some homework. I'm hoping i don't have to rent it out instead of selling.

Market sentiment is the same wherever you are, even flippers in NYC are seeing inventory stay on the market longer than what they were spoilt with in 2020-2021.

I currently have a semi high end flip that is not selling and could use some advice. I get pretty good feedback but interest rates and economy have restricted the buyer pool. Was asking 649k, now currently at 569k. Completely renovated on a private golf course (on the fairway, first and second hole) I'm curious of my options as I have a lot of personal money tied up and a Hard Money lender I need to get rid of. Any suggestions would be appreciated.

As we can use a report for up to 90 days on as many properties as you would like. Even if you had to do it ever 90 days that is only 4 checks a year, much less damaging then checking per transaction

Buying multiple houses a year, How do you avoid so many credit checks?? Especially if you do it personally and with an LLC or two
