Best Rent-to-Price neighborhoods in Denver and Colorado Springs

Hi BP, I live in Seattle but I'm looking to buy rental property(s) in one of these two cities. More landlord-friendly laws and lower prices than Seattle.

Any locals have insights about the best RTP locations? Thank you! Also, are you seeing rents close to downtown / in the city go down due to COVID-19? We're seeing that effect in Seattle so I wonder if I must be cautious in my assumptions for how much I could get for rent.
