Iv been planning to hopefully doing business in these hot market areas. Iv been doing some research and starting to see more and more people moving to cities and states like AZ, Austin, Dallas, Georgia, Atlanta, and Florida. We have been in Atlanta 30+ years in RE and obviously biased.  We have worked with several of the big funds acquiring for rental and have our own fix/flip fund.  The metro market has good opportunities in both niches but definitely work with a group of professionals at least initially until you are familiar with the markets and values.  If I can help, please let me know.  G
