Wholesale contract

When making a p deal there are 2 contracts when doing an assignment correct? One between the seller and the wholesaler, and one between the wholesaler and the buyer? What all should be included in each contract? And where/how do i get them? Do i talk to a real estate attorney? Or will a real estate angent have them? Thank you for all help!

A PSA to the seller and the assignment contract to the end buyer.

You can find generic contracts all over the net but some rather use their state regulated contracts or have an attorney draw up one for you.
