Starting out / thoughts?

Hi guys, newbie here and have been taking my time to learn and read as much as possible. I'm still in college but will be graduating this spring. Was curious what you guys thought of this property I found? I noticed it already has tenants leasing, and wasn't sure what's everyone's experience with buying with already tenants occupying the property?
