Kendall County IL Tax Liens ?
Looking for folks who have experience with tax liens in Kendall County (IL). This is new to me.
Here's my scenario ...
A 2-story SFR near here has been vacant for going on four years - absentee owner. The prior three years of taxes have been purchased by two different buyers. The first buyer's redemption period should expire the end of March 2021 if I understand correctly.
My thoughts ...
I can buy out the first tax lien holder before the end of their redemption period. If I do (if they'll sell for what are owed), do I "inherit" their position? ... meaning I could apply for a deed in April of 2021 after buying out the other tax lien holder.
There are other liens: a lender's lien (it's a retirement account) and municipal liens for mowing. So, I'm thinking I'd have to foreclose to clear the lender's lien. The municipal liens aren't worth the foreclosure expense - just pay them off.
Here's the kick, though: The lender's lien appears to actually be subordinate to the four municipal liens recorded in 2018 and 2019 with at least one more coming this year. The loan was made in August of 2017, but not recorded with the County until June of 2020. I'll have to seek legal advice on that.
