Wholesaling Contracts and where to get them.

Guys I found an outstanding deal out of state and I really am pushing to get this Multi family wholesale under contract, and I kind of have a sense of the steps but I mean I really need advice on where I should go to get the best Contract on the property. What have you guys found out from doing this a few times and how do I take the action.
