Advise sell investment property or keep it

Hello, i need you advice on whether to sell or keep the rental property ..

I brought a town home around 6 year ago for 176k and moved out of it , after I brought a single family home couple of year ago. Since then I have been renting out that property. Its a 2006 year built , and the current market value for the property is around 225K, this is max it has ever been and I don't think it will go beyond this price as there are plenty of new construction around. Its in a great neighbor hood, where renting it out will never a problem, but my question is , since the property is almost 15 year old and it reached it peak in terms of market value , is it good idea to sell it and buy something new for the same price.? sorry my English is not good , please let me know if you need any further details to make it easier for you give your suggestions. thank you for your time.
