Seeking Advice on buying an Investment Property- Natomas Area, CA

We am looking into buying a property in/around Natomas area pretty soon. We have a particular condition in which we would like to keep 1 room/bathroom for ourselves(My Husband took a job in sacramento area and need to stay there on weekdays) and rent rest of the house. Houses currently that we are liking seems to be between $300,000 to $450,000 around 3 bedroom or 4 bedroom. We would like to rent 2 bed and 1 bath or may be 3 bed 1.5 bath depending on the number of rooms house has. Our concern is we are not sure if this kind of arrangement is possible and around much would this house would be rented in general. Second option we have is buy a house with a bigger backyard and construct a smaller In law unit in backyard, but we don't know how realistic is this.

Experts Please Advice. Thank you for advice in advance.
