@Scott Urbas, yes it's hard to find a contractor.  I ran my dad's construction company for 8 years until he closed it now that he is 90. I have done a lot of new construction. On remodels that have a lot of smaller projects with multiple trades, it's better to use someone that has their own crews for a lot of the work. So, for remodels I have someone I work with. His crews are cross-trained in different trades. Bigger things like a new roof, he will contract out with a licensed roofer etc.  He has a good reputation in town.  There are a lot of flakes around here.  You have to be careful who you use. Most of the contractors here don't want customer work...they like doing new or their own projects. My husband is also a RE Broker so if you want some assistance, we can help you there as well.  Let me know when you're ready. :)

Just be aware that the planning commission just voted 4-0 to a 45 day moratorium on any new STVR permits in the Town of Yucca Valley limits.  There is a possibility to extend it also. I actually was able to get Evan at the Town of Yucca Valley to do the property search for me with the correct addresses.  

If you call Laura Payne at the Accessor-Recorder-County (ARC) Clerk office 909-387-8307 she will let you know how much the Radius Search is and where to send the check. It covers all property owners within a 300 ft radius from the exterior of your property. You have to have insurance too that shows it is covered as a vacation rental. I would be careful about relying on a handyman to be your point of contact.  Most of them are flaky out here.  If you are out of the area, you might consider having someone local manage it.  I know a family run hosting business that does it.  They are great. The town is going to be increasing the fines to maybe $1,000. You DON'T want problems. Or, Meet your neighbors and give them your contact info so they can report any problems.

@Matthew Vaughan yes I have a few things to say about it but I’m on vacation today still with my husband so I’ll have to answer it tomorrow. 

@Jc Galang, you have to pull a permit to run 240V for the hot tub.  Don't recommend doing the Plug & Play 110v even though it's cheaper to do that.  Other than that, I don't believe you need a permit just to put one in.  What part of YV is your property? I have an awesome painter, electrician etc. I've done new construction so I know a ton of people; however, everyone is SO busy.
