Getting a 110k for 14k

Hey BP community,

I'm getting a house on contract for 14k and the ARV is 110k.
One of the issue is there is the seller is willing to sell the house but not the garage because he lives in the garage. It is on the same legal lot. Seller wants to replat (subdivision split the lot). My game plan is to get the house on contract and open a title while the seller replat the lot.
What i told him is that I would buy but i would need him to start the process of replat and if he has money issues I wouldn't mind giving him an extra 1.5k for it. 

What would you guys do? anyone have experience with this?
