Selling a Mobile Home with Owner Finance what do I need to do?

I brought a mobile home from my parents that they live in for over 22 years. The Home is in good shape they had to move out because the mobile home park they live in was shutting down. I got it to move to a new mobile home park and told the landlord I wanted to sell it with me doing the owner finance to someone looking to own there own home.  I heard on an earlier BP podcast that someone did this full time. 

My question is what kind of agreement do I need to do to make sure I am following all the right laws? Do I need to put insurance on the property?
