REI Nation - Closing costs related to ROI

For those who've invested with REI Nation/Memphis Invest, I'm wondering how you calculate closing costs into ROI. On their pro formas, they don't appear to take them into account. If they can be upwards of $6k, doesn't this need to be factored into ROI? And if so, do you amortize the closing costs over the entire term of the loan, just the first year, or however many years you expect to keep the property?

As a newbie investor, I was caught off guard by the closing costs on my first Memphis Invest rental property. I blame myself for not doing enough homework but in the end I wish they would have factored in the closing costs - or at least mentioned them to me. Overall though, I've been very satisfied with REI.
