Suggestion for Multi Family properties around Boston area needed?

I am looking to buy my first multi family property (duplex/triplex) around Boston area. Some of the areas I am interested are Waltham, Malden, may be Revere as well.. I am mostly interested in appreciation and little cash flow would not hurt. I am planning to occupy one unit and rent other one. Things that are important for me are being closer to T, major school/colleges, grocery stores, highways etc. 
Any suggestions on good areas for multifamily investment? Any location I have listed is better or worse than the other one?

Also, any good lender with low interest rate on 30yr fixed for mortgage loan would be appreciated.

Hey! Welcome to the community, starting your journey with a househack is awesome idea allowing you to leverage your down payment money as well as reduce your expenses. In a high cost of living area such as Boston it's really exceptional that you have that tool under your belt. The cities you've mentioned are great, if you're looking for high appreciation, the best way to go is shopping by the trains and highways as it's very attractive for growth in developments as well desirable for tenants to live there and get the best rents.
