First buy and Hold deal, unsure of how to begin!

Hello All, I have found a deal I want to buy. Home sold by family of deceased aunt. I'll be making an offer that should be accepted. If it is, then what do I do paperwork wise? This would be my first deal and no realtor is involved. I suppose a contract needs to be done but where would I create one? I'm in Virginia. Thanks!
