Hello All, I have found a deal I want to buy. Home sold by family of deceased aunt. I'll be making an offer that should be accepted. If it is, then what do I do paperwork wise? This would be my first deal and no realtor is involved. I suppose a contract needs to be done but where would I create one? I'm in Virginia. Thanks!

@Henry Lazerow

Quickly realizing I have to have BRRRR to have a shot in addition to continuing to look at ways to increase cash savings. Thanks!

@Eddie T.

Research markets now. Open to anywhere. I'm in VA so Baltimore and Richmond are close but I'm not convinced that's where I'll be. Turn keys I'm consider are all Midwest.

@Michael King

Congrats on finding solutions! Glad to hear your perspective. Are any of your properties turnkey or rehabs you did yourself?

@Victor Menasce

Thanks Victor. Sounds like TK properties limit the prospects you speak of. Need to look to build my own equity.

@Jim Goebel

Thank Jim. Well out and understood. I know that TK slide is not my solution. Have to find time to be more than passive if my goals are to be attained.

If my goal is to build a 25 door portfolio of cash flowing rentals but I don’t have unlimited savings (personal cash) for 25, 20% down payments, what are my options? I’ll run out down payment money by door 5-10. Anyone been down this road?
