Does anyone know how to create a mortgage note for an investor that wants to have the property as collateral while I'm fixing it?  The plan is to sell in 6 months after the rehab is done.

My investor is putting up all the money to buy and rehab my property.  All he wants from me is a mortgage note that he just needs to sign.  Then he'll send me the check for the full amount of the rehab.  Basically, he wants the house as collateral.
