Always be very careful when writing up your lease to the new tenant.  Make sure that you posted the property onto a digital website like Zillow, and always ensure that the tenant fills out the proper paperwork, so that you can review their background.  

Some new tenants are very good at talking and making you feel good so they get the property.  However, their background info will tell the truth about them.  It took me 2 years to decide that my tenants are not my friends and I can't get to know them, just in case they fall behind on paying rent.  Always be ready to give a 10 day notice, and take them to court if they fall behind.

Hi everyone!

I've been buying and repairing single family homes in Philly, but I heard about the Philadelphia section 8 housing program.  

Can someone give me some experiential opinions on the Section 8 Philadelphia program from the view of the unit owner?  I have a few tenants that have asked about it, and I see that's it's relatively easy to manage, but are there issues that come up as you're working with the program?

Hi Daniel.  Your story sounds like mine when I started investing in Philadelphia four years ago. I started my rehabs by hiring local general contractors, but that only lasted about a year because they didn't have the standards or work ethic that I was looking for. Then I put together a local crew and now I do all my own rehabs with my crew. I'm now a Philadelphia licensed and insured GC and can pull permits and manage my vendors much better this way..

I am a GC licensed by the state of Pennsylvania as a home improvement contractor. I am also licensed by the city of Philadelphia. I've done contracting work in and around the city over the last several years and become quite familiar with the subtleties of the different requirements of each township. I have several of my own properties that I rent out as well.
