How to convert motivated seller leads for buying a property?

I'm wondering if anyone has personal guidance or recommendations of resources for how to convert motivated seller leads. For example, why should they sell to me instead of listing their property on the market for the same under-market price? I'm especially concerned about this in my particular market (Utah) where inventory is extremely low and most properties are selling for 100% of asking price within 1-2 days after listing. I'm aware that some sellers are motivated due to emergencies, such as pre-foreclosure, but I spoke with a very skilled wholesaler who said that 19/20 of the people who sell to him are selling for convenience, rather than needing to be rescued. 

How do I create an effective presentation to convert these leads?
