Curious If anyone can provide best way to determine what a 5-unit apartment building is worth in Cleveland Heights, OH. It is an off market deal and trying to understand directionally what building is worth.  I am debating doing an owner financing offer with large down payment versus loan from bank.  I have several residential properties but this will be first commercial property.

The 20-year terms from bank make my COC less than ideal and may turn rental property into condo's in next 3 years. I can qualify but would rather see if landlord would hold the note.
