Does anyone have insurance recommendations on obtaining insurance on a boat mini storage building out of New Orleans? I am looking at the property but need to determine the cost of insurance. The current owner has owed the property for years and never had insurance. Thanks!

Your taxes are way low … they are closer to 4% of your total purchase price. You will be negative cash flow.

Thank you Brian.  Very limited data around 5 doors which have sold for in the past.

Rent roll is $58. The NOI is around $29 ... taxes, insurance and expenses.

Curious If anyone can provide best way to determine what a 5-unit apartment building is worth in Cleveland Heights, OH. It is an off market deal and trying to understand directionally what building is worth.  I am debating doing an owner financing offer with large down payment versus loan from bank.  I have several residential properties but this will be first commercial property.

The 20-year terms from bank make my COC less than ideal and may turn rental property into condo's in next 3 years. I can qualify but would rather see if landlord would hold the note.

New to investing and just bought my first multi family in Cleveland Heights.  I would like to connect with other investors in the Cleveland area to learn and share.
