Owner Financing - Months Inventory/Days on Market Viability

Howdy y'all,

I have a question for the community about analyzing potential properties to sell owner financing. For reference, I purchase properties on the MLS then sell them owner financing.

Right now, when I'm analyzing a deal, I look at months inventory and DOM. I'm using good 'ol MLS for that information. My main concern is this calculates the metrics on the retail marketplace. Owner finance home buyers are a completely different market/community than retail home buyers. MLS information is mainly geared towards retail buyers, not owner finance buyers. Because of this inherent difference, I am uncertain how accurate my analysis can be using months inventory and DOM. Since there is a different pool of owner finance buyers than retail buyers, this is what has caused my concern for this metric.

Question: Can we reliably use months inventory and DOM from the MLS to analyze an owner finance deal? Considering the retail marketplace and the owner financing marketplace are completely different.
