What’re your thoughts on building barndominiums to have as long term rentals?  Exploring the idea and it seems like it could be a good strategy.

 Yes sir, I have been recently.  With my proximity to Philly, I thought it could be a lucrative play!  Do you have any experience in this area?

Good afternoon BP community,

I am in the military and will be stationed in New Jersey starting next month. I'll be moving from Texas. I was thinking about using my VA loan to acquire a property and house hacking it. I already called USAA and got preapproved. After I PCS to a different base, I'd rent the property outright to a tenant.

I wanted to know your thoughts on the NJ market, laws, trends, etc...?  I'd appreciate any and all input/feedback!

Howdy all,

My most recent deal was a home run mortgage note origination. We were able to produce a high ROI! I learned that I really enjoy originating notes and thought my services could prove profitable to other investors.

I would like to start a full-service business where I help landlords convert their rental properties into low-effort and profitable notes. My company would essentially do everything for the landlord: paperwork, finding the buyer, rigorously vetting the buyer, payment setup, delinquency protection, and anything else that comes with owner financing. Owner financing is very work front-loaded, so we would be doing all the hard work for the landlord. This is a business model that I could very easily and quickly set up and get running.

Despite the upsides of conventional rental property investing, there are several massive advantages of converting rental properties to notes.

I'd like to know if this is something y'all think I could pursue with my company? Does anyone know a landlord that would convert their property to an originated notes? Would this be a viable business model?

What do y'all think?

Howdy y'all,

I have a rental and want to pull money out of it.  Do y'all know if there is any way to sell equity and/or cashflow to pull some funds out?  This would be in opposition to getting a second mortgage.

Yeah, Kyle!  That's what I thought too when I was looking through the listings on here...  BP has plenty of options for people to buy and sell entire properties, however, I have not been able to find any resource to partner with investors on deals.  Other than searching through the forums looking for fellow investors, is there a section of BP or another service that exclusively connects investors to partner on deals?
