Appreciation on Rental Home

I am looking into getting rental properties and starting to grow my real estate portfolio but I live in an area where homes are selling for the same if not less than what they sold in 1980. Should this worry me if I'm looking to rent out the houses I acquire? I understand that my main source of income will be cash flow but would it make it a bad purchase if the house is worth the same amount in 10-20 years?
