Hello everyone,

Recently purchased a duplex did a small flip/upgrade in both units and loved the process. Looking around the MLS and see similar deals in the same area and wanting to do the process again. The question I need help with is what are some creative ways you have to get the funds for other deals without waiting a year to save up money for one

In the process of purchasing a duplex and house hacking it for a few years before it turns into 100% investment property.

Having a hard time trying to decide what improvements/demos to do to improve value of house value or rentals and what improvements could be put off or dropped completely.

I understand safety things are done first and foremost but as far as cosmetic improvements what are some things you just stay away from because it won’t bring value in the form of more rental income that can be just forgotten about?

Looking into buying a triplex that has 4 mobile homes on the property that are not under any lease agreements. If I were to buy the property would I be able to make them sign it or leave?

I’ve seen paperwork that shows they’ve all been fairly good tenants with only a few late checks here or there so I’m not too concerned about the tenants just wondering about the legal aspect of having them sign a lease agreement

Looking into student rentals and just trying to figure out numbers to see if it’s something I could do. What percent of my income would you recommend I put away for vacancy? Assuming no students stay during the summer the apartment would be empty for 3- 4 months a year?

I am looking into getting rental properties and starting to grow my real estate portfolio but I live in an area where homes are selling for the same if not less than what they sold in 1980. Should this worry me if I'm looking to rent out the houses I acquire? I understand that my main source of income will be cash flow but would it make it a bad purchase if the house is worth the same amount in 10-20 years?

I am looking into a fourplex with at least one unit that needs repair and I'm curious to know if the BRRRR strategy works for a fourplex or not?

I'm just starting out and I've come across 2 properties one a duplex and one a triplex. Running the numbers throughly with differing percentages and amounts of realistic expenses and incomes I've come up with a pretty consistent number on both and they both seem to be home runs in the CoC ROI department and the monthly cash flow comes to $700 for the duplex and $1,100 for the triplex (both low end estimates)

I’m wondering if it’s smart to try to acquire both for my first investment(s) both are less than $60,000 mortgages and I know I could get approved for both loans but is it smart to get both now or should I just focus on one and if the other one is there when the first is established try and get it then?

I’ve also got friends renting on the same street as both and have based some estimates on their lease agreements.

Trying to figure out how much I should plan on saving in my current area (to get familiar with the process of finding info for areas) and I’m just curious as to how much I should plan on putting away for repairs and capital expenditures

So I’m just starting out and have recently finished reading Brandon Turners book on rental property investing and I’m wondering what the next step is do I get in contact with an agent? Look for homes? Apply for loans? What’s the next step
