After sale Escrow account to offset unpaid rent, loss of tenants

A buyer wants me as seller to set up an escrow account for after purchase that would last for 4 yrs and cover unpaid base rent or CAM if any tenant vacates before the end of their lease. I’ve never heard of this nor do I think it’s reasonable. Have others heard of this? Done this? Thanks for your input!
