Tenant not paid since February

Got a tenant who has not paid rent since February. Gets the unemployment, got the Trump stimulus check, just fully taking advantage of the no evictions thing going on... how frustrating to still have to pay taxes, insurance, mortgage, and maintainable.

Has anyone tried making an insurance claim for the lost rent? Thought about trying that but want to see if anyone went down this alley..

@Michael Moussa  Give her notice that she needs to pay.  If she doesn't, tell her you will be starting the eviction process. Talk to someone who specializes in these as you may be able to file it now, but not evict until July 11.  This then goes on her record.  If the amount was smaller, you could also try small claims court.  People like this who take advantage of others drive me nuts.
