What Do You Do For Closing Gifts???

So at closing I always like to bring my partners a gift and personalize it in some way. I started up a new tradition with my partner on this deal with a "golden hammer" with the property address on it. Each flip, we are planning on adding one more to the collection.

This flip we closed on was in Fort Atkinson, Wisconsin as we noticed the bigger city market in Madison has been CRAZY with competition.

With a purchase price of $60,000 and an estimated ARV of $150,000-$160,000 we have plenty of room to do a nice rehab.

What are your thoughts on closing gifts?

You should get a new tool for every house. Golden screwdriver. Golden saw. Etc. Finally, a golden toolbox to hold it all. 

That way your partner can feel real fancy as he uses the golden tools to fix the place up. ;)
