Investment conventional loan rates

What are the lowest investment rates that are being offered at the moment? I spoke to two local banks yesterday and they told me that 5% is about as low as I will see. Can anyone confirm if this is true or if you have seen lower rates elsewhere and I need to try reaching out to some new banks.
