You find a property, how do you contact?

Let's say you walk past a building you like. How do you find out the contact info and make an introduction? Right now, I usually call a for rent sign if I see it at the property or go online hoping to see something posted. Generally, using databases like reonomy or propertyshark do not return the correct information.

And then, how do you usually go about getting to the ultimate goal of asking if they are wanting to sell?
