Experience with purchasing investment property with little $ down

Hello BP - I am looking to connect with anyone with experience buying investment properties with little $ down. I currently have my "investing" cash tied down in 4 other doors and would like to purchase a SFH or 2/3 unit in the near future. These properties are all cash flowing and have appropriate reserves but down payments have tied up most cash. For context - my properties are buy and hold but I would be very open to starting to utilize the brrr method. I am very interested in the Chicago area as I currently live here, but currently my properties are in Tucson, AZ.

Refinancing is not an option, but pretty much everything else could be.
