BP has never let me down on Recs so thought I’d post looking for Subcontractors in Chicago area. Looking at a primary residence that needs some work. Mostly cosmetic, but also full master bath remodel and some wall removal. Looking for reasonable sub with references since haven’t invested in this market.

BP has never let me down and now looking again for recommendation.

Looking at purchasing primary residence that needs a decent amount of updating. Good amount is cosmetic but some wall removal, Master bath gut, etc. Hoping to get reasonable subcontractor rec in Chicago area.

BP,

Looking for advice on experiences with selling land. Currently have 80 acres in Michigan looking to move. Near town of 25,000, but relatively remote. Real estate agent I have no relationship with is saying parceling out the properties may bring more value. Does anyone have experience with this? What are the steps? Is it worth risk vs selling full acreage? Thanks!

Hey BP, looking at long term goal of scaling up for multifamily and will be considering selling a triplex in about a year. We have added some pretty good value and negotiated a good original deal that should give us the return we are looking for. My question for the forums is whether it would be better to sell in which of three scenarios:

A. Longer term leased signed for each unit at or near market rent

B. Month to month or short term agreements in place

C. Vacant property where we would time renovations in other two units to coincide. 

2/3 units are currently month to month and slightly under market rent (Plan is to reno them over the next year) with tenants that were inherited a couple years ago. The largest unit was completely renovated and at market rent.

@Kenny Hsu buy but as always, be in a prepared position for a correction.

@Shane H. Tucson will always be a special place for me since I grew up there and invest there. I think it depends what you are looking for, all three are “large towns” and Tucson is developing nicely. I admittedly did not like NM, I was 23 and only knew a couple people, but wasn’t a fan of the culture, lack of being near a large city, and lack of sports presence. It is a city with a lot of poverty as well. I lived in Colorado Springs 24-26 and loved it. Much quieter than Denver, but only an hour away with a spectacular climate and so much to do outdoors.

It ultimately depends on what you’re looking for, but if I had no connection to any, I would choose Colorado Springs.
